    Exclusive

    The water pressure in the shower was excellent. The chocolate marshmallow tea cakes were delightful. Breakfast was convenient with a wide variety of choices. Everyone was very friendly and helpful. The bed and pillows were comfortable. Even though the hotel was a 15-20 minute walk from the main attractions, the location was great for me because the street was very quiet, unlike the streets closer to the Royal Mile. I also needed the walk for a daily exercise.

    The decor of the room was very 'on trend' and there was a nice garden at the back with a play area for children. The bed was comfortable too.

    The water running hot then cold in the shower in the morning and a light not working in the bathroom. Also, the crazy design of the walk-in shower meant that the bathroom flooded every time anyone used it.

    The location was convenient to restaurants, buslines and even walking to downtown.

    Room and bathroom were very small, bed was uncomfortable because of matress springs. Shower water temperature was highly variable. Cold breakfast choices were limited. This hotel was represented as a four star property. We thought it deserved 2 1/2 stars.

    Very convenient location,free parking so near to a major city centre,really nice room and modern bathroom and facilities. Very attentive and hepful friendly staff. Overall a very high quality hotel.Extremely good bus service to Royal Mile but easy 20 mins walk.

    The walk to the centre is through a busy part of the city but not a real issue.

    A friendly and comfortable hotel with excellent breakfasts (continental and cooked) and free parking. Very close to main bus routes into town and good nearby restaurants.

    Our room had a pumped waste/effluent disposal system - noisy when operating.

    Fabulous

    The staff were helpful and friendly, the location, although not in the centre, was only a short and easy bus ride away.The cooked breakfast was both good and plentyfull, I stayed in a single room with shower, it was a little on the small side but adequate. My college had a double room which was a good size and very pleasant. We were on a business trip and only stayed one night, but I would be happy to return for a weekend stay with my wife.

    The hotel was very clean and the service was unintrusive. The location is very good as it is close to the centre of the city.

    1. The rooms are quite small and the wardrobe is not big enough to put clothes in taken the ironing board and other utensils are stored there.2.We had to move rooms due to plumbing problems in the booked room. 3.The hotel is not staffed at the reception desk overnight which caused problems of checking in for some new arrivals. 4.The chef at the bistro serving breakfast is not in on Sunday, so cooked breakfast offered as an option might not be to the proper standards.

    Hotel was far away from city center. Nobody (hotel staff) were in the hotel at nights.

    Really friendly, helpful staff with great knowledge of Edinburgh and best places to visit. Hotel was clean, quiet and the room spacious and comfortable. Breakfast was also good quality. Would highly recommend and looking forward to staying again.

    me and my girlfriend came to edinburgh for a vallentines weekend away.. the location was perfect, just 15mins away from the royal mile, the hotel staff were very friendly and helpful and the rooms and bathroom were gorgeous, breakfast was very nice and we will definitely be going back! all in all a fantastic trip!

    The room was beautiful. Large and very well equiped. The staff were extremely helpful and very accommodating to us as we had two small children with us. The whole atmosphere of this hotel is like a rather grand house rather than hotel! The breakfast was also perfect for a young family with plenty of choice and the staff in the restaurant again totally receptive to our needs. I would recommend this hotel unreservedly!

    The only slight negative was no lift in the property and stairs up to main entrance which with buggy was awkward. However this is an old Georgian property so not sure what they can do about this.

    Room was comfortable, staff were great and breakfast top class.Very quiet, lovely big bed, super Xmas decs , liked the prints on walls, help with finding places to eat, and excellent recommendation re Botanic gardens.

    The Hotel was clean and quiet, room had everything needed and breakfast was perfect. Good location, very close to Queens Hall for events, easy parking within the grounds, many different options for eating out within a couple of hundred meters, well linked by buses for city centre (less than 10 minutes to Princes Street by bus)

    When we were there the restaurant was not open in the evening, however, the recommendations given by the owner for nearby restaurants were great, Il Positano (Italian) and Voujon (Indian) both less than 50 meters from the front door.
